Prices are starting points. Waterfront exposure, the size of the house, and the number of zones set the final figure, which we give you in writing. The agreement runs twelve months, is billed monthly, and can be ended with 30 days’ notice.

Every company, checked before it enters
We do not make repairs, and we do not hire trades on your behalf. You choose the company, you sign with them, and you pay them. That keeps the price yours and the responsibility clear.
What we add is a rule and a record. The rule is simple: no current check, no entry.
- Before any company is let into your home, we check its Florida license, where the state requires one, and its insurance certificate through LicensedAndInsured.com.
- The check must be dated within 30 days of the job. Its date and its result are posted in your portal.
- At your baseline walk, we run the same check on the companies that already serve the home: your landscaper, your pool service, your housekeeper, and the rest.
- On the day, we let the company in, stay while they work if you ask, photograph the finished work, and lock up.
Our family also runs LicensedAndInsured.com. The check costs you nothing. It records what the public license record and the insurance certificate showed on that date; it is not a recommendation of any company.
Before and after a storm
We prepare a plan, we document, and we report. We do not install or close shutters.
- Before the season. By June 1, we write a storm plan with you: who closes your shutters, where the outdoor furniture goes, and whom we call. The companies you engage for that work are checked in advance.
- When a watch is issued. We confirm that your shutter company is scheduled, walk the property, and post a dated photographic record of its condition before the storm.
- After the all-clear. Once roads are open, we return, post a full record of the house and grounds, and send an urgent notice if we find damage.
Installing panels, closing shutters, moving heavy furniture, and making repairs are jobs for licensed, insured companies that you engage before the season begins. Before a storm, we reach homes in the order set by each storm plan, as conditions allow.
Questions owners ask
Do you make repairs?
No. Licensed, insured companies do the work, and you hire and pay them directly. We check their license and insurance through LicensedAndInsured.com, let them in, and photograph the work.
What if a company I use cannot pass the check?
We tell you what the license record or the certificate showed, and the company is not let in by us until it is current. The decision about whom to hire remains yours.
Are you property managers?
No. We do not lease homes, collect rent, or place tenants. We watch homes for the people who own them.
Will this satisfy my insurance company?
Carrier rules vary, and we do not advise on coverage. We give you a dated record of every visit. Ask your agent what your policy requires when the home is unoccupied, and we will set the visit schedule to match.
What do you measure on each visit?
Five things, each recorded in your portal so you can see the trend: the humidity range since the last visit, from a logger we leave in the home; the water meter, with gallons used and a leak test taken with all water off; the home's temperature against the temperature you chose, with the A/C setting recorded; moisture at fixed spots such as under sinks; and the refrigerator and freezer temperatures.
How will I hear about a problem?
You receive an urgent notice by email, with photographs attached, and a call from us within the hour. The notice also appears in your portal.
Can I see whether my landscaper came?
Yes. Each visit scores the lawn, hedges, palms, irrigation, and pool, and notes whether there is any sign of a service visit since the week before. The photographs are in your portal.
Will you put up my hurricane shutters?
No. Shutters and panels are work for a licensed, insured company that you engage before the season. We write the storm plan with you, confirm that the company is scheduled when a watch is issued, photograph the property before the storm, and return after the all-clear.
How do you handle keys and alarm codes?
Your key is tagged with a number, never your name or address. Alarm and gate codes are given to us in person at the baseline walk. They are never typed into this website, an email, or the portal.
What if my record is late?
If the record is not posted the day of the visit, you are not billed for that visit.
What is the Property Fraud Alert?
It is a free service from the Palm Beach County Clerk that emails you when a deed or mortgage is recorded in your name. Registration takes a few minutes. We set it up with you at the baseline walk, at no charge.
